What we are looking for:
Gross household income of at least 3x the monthly rent — all legal income sources accepted. Proof of on-time rent payments for the past 2 months. Credit history reviewed in context — 600 used as a general benchmark; full report and payment patterns are the primary determining factor. More than 3 late payments or more than 2 derogatory marks in the past 24 months, or any open collections related to a prior tenancy may result in disqualification. Eviction and rental judgment history reviewed — only judgments entered against you in the past 4 years considered. Dismissed cases will not be held against you. If advanced in the process, criminal background will be reviewed individually in accordance with Philadelphia Fair Criminal Records Screening Standards — no automatic disqualification.

There is NO application fee to apply. We believe everyone deserves a fair shot at housing without paying just to be considered. If you are selected to move forward, you will be invited to complete a formal credit and background check at that stage — a small fee is collected at that point only to cover the actual cost of screening.
