Real estate transactions don’t always follow the traditional script.

Sometimes a buyer needs an agent from the first property search through closing. Other times, an experienced buyer may handle much of the process independently but realize at a critical point that professional support could make a significant difference.

That’s exactly what happened recently with a longtime WE ARE REALTY client.

Already in Escrow, But the Inspections Changed Everything

Our client was already under contract and in escrow when he reached out to us.

He is a licensed real estate professional himself and had handled the initial transaction independently. But as the property entered the investigation period, he wanted another experienced team involved to help evaluate the property, coordinate inspections, understand the potential costs, and negotiate with the seller.

We’ve managed properties for this client for several years, so there was already a strong working relationship and level of trust.

He knew that we wouldn’t simply look at the transaction from the perspective of getting it closed. Because our team may ultimately be involved in the ongoing management of the property, we were also looking at what ownership would actually look like after closing.

So we structured a limited representation arrangement specifically around what he needed: property investigations and negotiations.

Then we got to work.

From Inspections to a Negotiation Strategy

Our team coordinated inspections, reviewed reports, brought in multiple vendors and contractors, obtained estimates, and worked to understand the true scope of the conditions discovered at the property.

The investigations uncovered concerns involving multiple major systems and areas of the home.

Rather than simply forwarding inspection reports to the seller and asking for a general credit, we worked to build a documented case.

We gathered the available professional reports and estimates, organized the findings, evaluated the anticipated costs, and prepared a comprehensive request supported by the results of the buyer’s investigations.

Time was also a factor. Like most transactions, the investigation period had a deadline. We had to move quickly while still gathering enough information to make a well-supported request.

The Result: Close to 4X What the Buyer Expected

When our client initially considered what he might be able to negotiate based on the property’s condition, his expectations were considerably lower.

After completing the investigations and negotiations, the final seller concession was close to four times what the buyer originally expected to receive.

More importantly, we were able to accomplish that while keeping the transaction together.

The objective wasn’t to kill the deal.

The buyer wanted the property and understood that he was purchasing an existing home—not a newly renovated one. The goal was to identify significant conditions discovered during due diligence, understand their financial impact, and reach a solution that made sense for both the purchase and the property’s future use.

Ultimately, an agreement was reached, the seller concessions were formalized, and our client was able to move forward with the purchase.

Buyer Representation Doesn't Have to Be One-Size-Fits-All

This transaction was unusual because we weren't involved from the beginning.

We didn't spend months searching for the property.

We didn't initially negotiate the purchase contract.

The buyer came to us after he was already in escrow because he needed help with a specific and important part of the transaction.

And we were able to structure our representation around that need.

That's something we believe is important at WE ARE REALTY.

Getting an offer accepted is an important milestone, but it isn't necessarily where the buyer's biggest opportunities—or risks—end.

The investigation period can reveal information that materially changes the economics of a purchase.

Having professionals who can coordinate the right inspections, understand the findings, obtain supporting estimates and turn that information into an effective negotiation strategy can make an enormous difference.

For this client, it resulted in a seller concession close to four times larger than he originally anticipated and allowed him to confidently continue toward closing.
